    I have a $400k house with a $140k VA mortgage at 2.46%. I’m thinking of selling it in 2 or 3 months. The purchaser would need to assume my mortgage and come up with $260k. Would the down payment be 5% of $400k, or $260k ($20k or $13k)? Can I, as the seller, offer a $10k interest buy down on the second mortgage, to be paid at closing? Lastly, since neither the loan is within 80% Loan to Value of the house, would there be any PMI on the second mortgage?

      Great questions! Yes, the 5% down would have to be for the $400k purchase price. You can offer seller paid closing costs, and that could be used for fees on the second mortgage (including a rate buydown). And lastly, you are correct, with two mortgages there will be no mortgage insurance.

      It depends on the purchase price and amount of standard closing costs. To get the full $30K you really need to max out the FHA loan limit of $530,150. But with lower purchase prices you won’t be near the max of $30k because of the lower down payment requirement.

    Dominique Gast here 😊 you know that was a really good point about the self driving cars.. ive never thought about that.. doing work while traveling the distance... Ive also given some thought about moving out farther and starting a new chapter in the rual areas .. Queen creek is totally booming right now but i find this distaste in the public schools out there, some troubled youths out there but im really hoping to get some solid truths about what they have to offer on homes, schools, churches, communities... I really did feel encourage by everything that what said and honestly ill be contacting Ryan this week!! Weve talked with him a few times and things just werent there yet but now would be the perfect time for us to not wait last minute but to prepare for our lease to come up, the year is Flying by and im at the edge of my seat wondering if this time we can actually get a house 🏡.... ???     What if my husband just isn’t available to sign in Arizona for closing so just my name is on it but I don’t want to “own “ 100% do we still need to do the disclaimer deed or can I just sign and add him at a later date.

    Another Gen Z / Young Millenial with nearly zero experience or expertise acting like an expert. The Fed's #1 responsiblity is controlling inflation, which is not under control yet. If the Fed were to cut rates (stimulate) and cause more inflation, that would be a horrendous misapplication of their power and role. But to a Gen Z / YM rates must seem really high right now, when actually they're right within averages before the false low rate environment Obama forced.

    Trying to predict the future messes up your thinking because your brain will then try to rationalize your prediction as true. That's just sabotaging yourself. Instead continue all the possible futures you can see as likely and assign risk. What would the market do if mortgage rates go to 9%? How about 5%? Prepare for both possibilities and adjust as time passes. Will people stop moving to Phoenix? Are more or fewer people moving from CA, Seattle, Portland to Phoenix. And of course watch data which has limited value beyond "is the market holding up? Falling apart?" 9:20 Oh crap...the same old everything is always all about politics. Just dumb as a post. Bye.     The infrastructure CAN NOT handle the traffic now, overbuilding with crappy homes will make it worse. These new homes need to be refurbished every 10 years or they will fall apart

      What do you mean by “refurbished or they will fall apart”. I don’t know of any home that doesn’t need to be somewhat maintained within 10 years time. I haven’t seen any new build home fall apart in 10 years in my entire career either. Maybe we have two different ideas of what “falling apart” means. You should also look up road improvement details and plans for that area. The phases of the new state route 24 might be interesting to you.

      @@TeamEvoAZ Really?? We had to have our whole house retaped at the corners and joints. Door frames rotting because builders do not install gutters. These houses are made from the cheapest OSB strand board covered with stucco. houses are having cracked foundations all over the valley due to poor grading and compacting of the ground before laying foundation. I spend 6 thousand dollard to repair cracked drywall throughout my home. I'm done. Leaving Arizona ASAP! Big difference between maintained and refurbished.

      @@SH-md6qp Do you live in this neighborhood? Who is your builder? How old is your home? Grading is very important but does need to be maintained. Not a lot of people know that. It comes up on inspections all of the time. Water distribution is definitely important here. Gutters are absolutely less common overall here than they are in other parts of the country. As homeowners, we've installed these ourselves when necessary. We caution our homeowners to pay attention to potential water distribution issues as they can definitely cause big problems as you pointed out.
